Each time it rains, mulch washes onto the sidewalk and guests cannot get to the front door without wading through a large puddle of water. Several days after it rains (when these photos were taken), there is still standing water on both sides of the walkway.
My brother is a California Licensed Land Surveyor. He explained that paved areas are easy to surface drain by merely grading them so they slope away from structures and toward a lawn. After seeing the photos, he was of the opinion they did not accurately “shoot” the grade.
Apparently, the model home for Blomquist Builders Group in The Summit at Lost Mountain is also having drainage issues.
